Located alongside CSX railroad tracks, 172 Sterling Street is an 8.43-acre parcel acquired by the Town of Clinton through tax foreclosure. The vacant property includes remnant foundations from previously demolished industrial buildings. Due to prior site operations, which resulted in releases of soil and hazardous materials, the site is a confirmed brownfield with a recorded Activity & Use Limitation. To be competitive for state and federal brownfields clean up funding, the town needed to demonstrate the future potential of this site. Accessing MassDevelopment’s expertise through a consulting contract resulted in an opportunities and constraints analysis that shows potential industrial and commercial build-out of between 80,000 square feet and 125,000 square feet and confirmed a regional market appetite.
